data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tRegistre \u00danic LLoguers de Temporada: el Govern d&#8217;Espanya ha implementat una mesura innovadora amb el <strong>Registre \u00danic del Lloguer Temporal<\/strong>, dissenyat per a regular els lloguers de curta durada. Aquest sistema, ser\u00e0 obligatori tant per a arrendadors com per a les plataformes digitals que els publicitin i busca assegurar la transpar\u00e8ncia al sector, promovent una regulaci\u00f3 uniforme a tot el pa\u00eds i una armonitzaci\u00f3 d&#8217;aquest tipus de lloguer a tot l&#8217;espai de l&#8217;Uni\u00f3 Europea.\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ece64fc elementor-widget elementor-widget-heading\" data-id=\"ece64fc\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Regulaci\u00f3 de Lloguers Temporals o de Curta Durada<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c5cdc81 elementor-widget elementor-widget-text-editor\" data-id=\"c5cdc81\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<strong>El Reial Decret 1312\/2024, de 23 de desembre, regula el procediment de Registre \u00danic d&#8217;Arrendaments i crea la Finestreta \u00danica Digital d&#8217;Arrendaments per a la recollida i l&#8217;intercanvi de dades relatives als serveis de lloguer d&#8217;allotjaments de curta durada.<\/strong>\r\n\r\nAquest Reial Decret d\u00f3na compliment al <strong>Reglament (UE) 2024\/1028 del Parlament Europeu i del Consell, de l&#8217;11 d&#8217;abril del 2024,\u00a0<\/strong>que estableix l&#8217;<strong>obligaci\u00f3 dels Estats membres<\/strong> de crear un <strong>sistema d&#8217;informaci\u00f3 en mat\u00e8ria de lloguers temporals<\/strong>, a trav\u00e9s d&#8217;un sistema de registre i d&#8217;obtenci\u00f3 d&#8217;un nombre d&#8217;identificaci\u00f3 per al lloguer de curta durada d&#8217;un habitatge.\r\n\r\nEl Decret gira entorn dues premises:\r\n<ol>\r\n \t<li><strong>Estableix l&#8217;obligatorietat de registrar totes les propietats dedicades a lloguer temporal,\u00a0<\/strong>com apartaments tur\u00edstics, habitacions, lloguers de temporada i embarcacions.<\/li>\r\n \t<li>Cada unitat d&#8217;allotjament haur\u00e0 de comptar amb un\u00a0<strong>nombre de registre \u00fanic,<\/strong> visible a tots els anuncis publicats a qualsevol plataforma digital.<\/li>\r\n<\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d52291f elementor-widget elementor-widget-heading\" data-id=\"d52291f\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Implementaci\u00f3 i Per\u00edode de Transici\u00f3 del Registre \u00danic d'Arrendaments de Temporada<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c0f5504 elementor-widget elementor-widget-text-editor\" data-id=\"c0f5504\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tEncara que el Reial Decret <strong>entra en vigor el 2 de gener de 2025<\/strong>, el Registre \u00danic d&#8217;Arrendaments de Lloguer de Temporada ser\u00e0 <strong>obligatori a partir de l&#8217;1 de juliol del 2025.<\/strong>\r\n\r\nEl legislador preveu que sis mesos seran un per\u00edode de temps suficient per a permetre que arrendadors, agents immobiliaris, portals immobiliaris i administracions adaptin els seus processos a les noves exig\u00e8ncies.\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-1ab31bd elementor-widget elementor-widget-heading\" data-id=\"1ab31bd\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Obligacions per als Arrendadors: qu\u00e8 implica la nova normativa?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-837bedc elementor-widget elementor-widget-text-editor\" l&#8217;1 de juliol del 2025 els arrendadors hauran de:\r\n<ul>\r\n \t<li>Registrar les seves propietats a la<strong> Finestreta \u00danica Digital.<\/strong><\/li>\r\n \t<li>Proporcionar\u00a0<strong>informaci\u00f3 detallada sobre l&#8217;immoble i el seu tipus d&#8217;\u00fas\u00a0<\/strong>que, en tot cas, haur\u00e0 de ser de car\u00e0cter temporal per motius vacacionals o tur\u00edstics, laborals, d&#8217;estudis, tractaments m\u00e8dics o altres que <strong>NO suposin una necessitat d&#8217;habitatge permanent.<\/strong><\/li>\r\n \t<li><strong>Comunicar el nombre de registre a les plataformes de lloguer,\u00a0<\/strong>en el nostre cas, tots els portals immobiliaris on publicitem habitatges de lloguer temporal.<\/li>\r\n \t<li><strong>Actualitzar les dades\u00a0<\/strong>en cas de canvis en les condicions de la propietat.<\/li>\r\n<\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a613e82 elementor-size-default\">Responsabilitat dels Portals Immobiliaris en l'Implementaci\u00f3 del Registre \u00danic de Lloguer Temporal<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c93b85c elementor-widget elementor-widget-text-editor\" data-id=\"c93b85c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tIdealista, Fotocasa, Habitaclia,&#8230;, tots els portals immobiliaris ostentaran un paper clau en l&#8217;implementaci\u00f3 d&#8217;aquesta normativa, ja que:\r\n<ul>\r\n \t<li>Hauran de<strong> garantir<\/strong> que els anuncis incloguin el nombre de registre \u00fanic.<\/li>\r\n \t<li>Realitzaran <strong>comprovacions peri\u00f2diques<\/strong> sobre la validesa dels registres.<\/li>\r\n \t<li>Informar a la <strong>Finestreta \u00danica Digital\u00a0<\/strong>en cas de detectar possibles fraus sobre l&#8217;activitat de cada propietat.<\/li>\r\n \t<li><strong>Eliminar anuncis <\/strong>d&#8217;unitats que no compleixin els requisits legals.<\/li>\r\n<\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0be1ed2 elementor-widget elementor-widget-heading\" data-id=\"0be1ed2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Com sol.licitarem el Nombre de Registre \u00danic de Lloguer de Curta Durada?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0dd839a elementor-widget elementor-widget-text-editor\" data-id=\"0dd839a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tLa sol.licitud del nombre de registre es realitzar\u00e0 a trav\u00e9s del <strong>Col.legi de Registradors, el Registre de la Propietat o el de B\u00e9ns Mobles<\/strong> (encara per definir).\r\n\r\nB\u00e0sicament, haurem de presentar la seg\u00fcent informaci\u00f3:\r\n<ul>\r\n \t<li>Adre\u00e7a i refer\u00e8ncia cadastral de la propietat.<\/li>\r\n \t<li>Informaci\u00f3 sobre el tipus de lloguer i el m\u00e0xim d&#8217;arrendataris permesos a l&#8217;immoble.<\/li>\r\n \t<li>Documentaci\u00f3 de llic\u00e8ncies o autoritzacions pr\u00e8vies si s&#8217;escau.<\/li>\r\n<\/ul>\r\nUn cop comprovats els requisits,\u00a0<strong>s&#8217;assignar\u00e0 autom\u00e0ticament un nombre \u00fanic\u00a0<\/strong>per a la unitat d&#8217;allotjament.\r\n\r\nEn el sup\u00f2sit de no complir amb tots els requisits, el Reial Decret preveu el desenvolupament, a trav\u00e9s de l&#8217;aprovaci\u00f3 d&#8217;un Reglament, d&#8217;un r\u00e8gim sancionador.\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-11d40f5 elementor-widget elementor-widget-image\" data-id=\"11d40f5\"
