Aquesta difer\u00e8ncia tributa a la declaraci\u00f3 de la renda de l\u2019any seg\u00fcent.<\/p>\n<p>La<strong> base imposable<\/strong> es calcula aix\u00ed:<\/p>\n<p>Preu de venda \u2013 (preu d\u2019adquisici\u00f3 + despeses associades: notaria, impostos, reformes justificades, etc.)<\/p>\n<p>Els tipus impositius aplicables el 2025 a la renda general s\u00f3n:<\/p>\n<ul>\n<li>Fins a 6.000\u202f\u20ac de guany:<strong> 19\u202f%<\/strong><\/li>\n<li>De 6.000\u202f\u20ac a 50.000\u202f\u20ac: <strong>21\u202f%<\/strong><\/li>\n<li>De 50.000\u202f\u20ac a 200.000\u202f\u20ac:<strong> 23\u202f%<\/strong><\/li>\n<li>De 200.000\u202f\u20ac a 300.000\u202f\u20ac: <strong>27\u202f%<\/strong><\/li>\n<li>M\u00e9s de 300.000\u202f\u20ac: <strong>28\u202f%<\/strong><\/li>\n<\/ul>\n<p>\u201cPer exemple, si vas comprar un habitatge per 250.000\u202f\u20ac i el vens per 400.000\u202f\u20ac, amb 10.000\u202f\u20ac en despeses dedu\u00efbles, tributar\u00e0s per un guany net de 140.000\u202f\u20ac. A Catalunya,<strong> la c\u00e8dula d\u2019habitabilitat \u00e9s un document obligatori per vendre un habitatge<\/strong>, llevat que l\u2019immoble estigui exempt per antiguitat o \u00fas (per exemple, si \u00e9s un local no destinat a habitatge).<\/p>\n<ul>\n<li>Acredita que l\u2019immoble <strong>compleix les condicions m\u00ednimes d\u2019habitabilitat.<\/strong><\/li>\n<li>Ha d\u2019estar vigent en el moment de la signatura de la compravenda.<\/li>\n<li>La ha d\u2019aportar <strong>el venedor<\/strong>.<\/li>\n<\/ul>\n<p>Si la c\u00e8dula est\u00e0 caducada o no existeix, cal tramitar-ne una de nova abans d\u2019escriure l\u2019escriptura. El proc\u00e9s sol trigar <strong>entre 5 i 15 dies h\u00e0bils.<\/strong><\/p>\n<ul>\n<li><strong>Cost estimat a Barcelona: entre 80\u202f\u20ac i 120\u202f\u20ac<\/strong>, incloent visita data<strong> 1 de gener de cada any.<\/strong> Per llei, a Catalunya, l\u2019ha de pagar qui sigui el propietari en aquest moment, \u00e9s a dir, <strong>el venedor<\/strong>, encara que vengui l\u2019habitatge al mar\u00e7 o al desembre.<\/p>\n<p>No obstant aix\u00f2, en moltes operacions<strong> es pacta prorratejar l\u2019IBI en proporci\u00f3 al temps que cada part hagi gaudit de l\u2019immoble<\/strong> durant aquell any.<\/p>\n<ul>\n<li>L\u2019import dep\u00e8n del valor cadastral i del coeficient que apliqui l\u2019Ajuntament de Barcelona.<\/li>\n<li>En un pis mitj\u00e0, pot situar-se entre 500\u202f\u20ac i 1.000\u202f\u20ac a l\u2019any.<\/li>\n<\/ul>\n<p>\u201cPer exemple, si vens un pis al juny, \u00e9s habitual que a l\u2019escriptura s\u2019acordi que el comprador et retorni la meitat de l\u2019IBI anual, \u00e9s a dir, uns 400\u202f\u20ac a 500\u202f\u20ac
