data-end=\"373\">You are the owner of a flat in Barcelona and have decided to put it up for rent. This is an official document issued by a qualified professional (registered architect or engineer) that evaluates the property\u2019s <strong data-start=\"326\" data-end=\"348\">energy consumption<\/strong> and <strong data-start=\"353\" data-end=\"370\">CO2 emissions<\/strong>.<\/p>\n<p><\/p>\n<p data-start=\"375\" data-end=\"562\">Keep in mind that this certificate is valid for <strong data-start=\"423\" data-end=\"435\">10 years<\/strong> from the date of issue. Therefore, we recommend checking its expiry date before listing your apartment on the rental market.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-61f908c elementor-widget elementor-widget-heading\" data-id=\"61f908c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">LEASE AGREEMENT<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-31208b5 elementor-widget elementor-widget-text-editor\" data-id=\"31208b5\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p data-start=\"86\" data-end=\"246\">We recommend that you determine which <strong data-start=\"124\" data-end=\"144\">type of contract<\/strong> is the most suitable to ensure that the rental of your apartment complies with current legislation.<\/p>\n<p><\/p>\n<p data-start=\"248\" data-end=\"492\">In most cases, it will be governed by the <strong data-start=\"290\" data-end=\"324\">Spanish Urban Leases Act (LAU)<\/strong>. However, there are exceptions \u2014 for example, <strong data-start=\"371\" data-end=\"392\">temporary rentals<\/strong> \u2014 where a different regulation applies, and therefore, a different type of contract must be used.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-abfe4e6 elementor-widget elementor-widget-heading\" data-id=\"abfe4e6\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 renting, but it provides security).<\/p>\n<p><\/p>\n<p data-start=\"322\" data-end=\"413\"><strong data-start=\"322\" data-end=\"340\">Home insurance<\/strong> (property and liability) and, if relevant, <strong data-start=\"384\" data-end=\"410\">rent default insurance<\/strong>.<\/p>\n<p><\/p>\n<p data-start=\"415\" data-end=\"603\"><strong data-start=\"415\" data-end=\"441\">Expense-sharing clause<\/strong> (community fees, property tax, waste collection fee, etc.) in accordance with <strong data-start=\"520\" data-end=\"535\">LAU art. 20<\/strong>, specifying which costs are passed on and their estimated amount.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0792b0f elementor-widget data-end=\"181\">Non-residential use<\/strong> (e.g., office): 2 months\u2019 rent.<\/p>\n<\/li>\n<li data-start=\"216\" data-end=\"321\">\n<p data-start=\"218\" data-end=\"321\">The deposit <strong data-start=\"230\" data-end=\"251\">cannot be updated<\/strong> during the first <strong data-start=\"269\" data-end=\"280\">5 years<\/strong> (7 if the landlord is a legal entity).<\/p>\n<\/li>\n<li data-start=\"322\" data-end=\"424\">\n<p data-start=\"324\" data-end=\"424\">Upon termination, if a refund is due and delayed by more than 1 month, <strong data-start=\"395\" data-end=\"413\">legal interest<\/strong> applies.<\/p>\n<\/li>\n<\/ul>\n<p><\/p>\n<p data-start=\"426\" data-end=\"620\"><strong data-start=\"426\" data-end=\"451\">Additional guarantees<\/strong> (bank guarantee, extra deposit, rent default insurance): for residential leases up to <strong data-start=\"538\" data-end=\"551\">5\/7 years<\/strong>, they <strong data-start=\"558\" data-end=\"590\">cannot exceed 2 months\u2019 rent<\/strong> in addition to the deposit.<\/p>\n<p><\/p>\n<p data-start=\"622\" data-end=\"916\"><strong data-start=\"622\" data-end=\"667\">Mandatory deposit in Catalonia (INCAS\u00d2L):<\/strong> the landlord must <strong data-start=\"686\" data-end=\"718\">deposit the security deposit<\/strong> with <strong data-start=\"724\" data-end=\"735\">INCAS\u00d2L<\/strong> within <strong data-start=\"743\" data-end=\"755\">2 months<\/strong> after signing and provide the tenant with proof of deposit.<br data-start=\"815\" data-end=\"818\" \/>All of the above must be duly recorded and evidenced (INCAS\u00d2L receipt, policies, or guarantees).<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2dd3fc1 elementor-widget elementor-widget-heading\" data-id=\"2dd3fc1\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">HOUSEHOLD UTILITIES<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div
