Spain's tax authority can use information from tenants, electricity suppliers and certain rental platforms to check whether you have reported your property's income.

If you have left rental income out of a return, you can correct it. This guide explains which information can reveal the omission, what correction may cost and what to consider if you live in Catalonia. Here, “third parties” means, for example, your tenant, the electricity supplier or a platform handling rentals. They supply different information: not all of them report how much rent you received.

What your tenant reports

To claim Catalonia's rental tax credit, a tenant must report the amount paid and the landlord's tax identification number (NIF). For example, if they report paying you €900 a month throughout the year and you omit that rent, the tax authority has information it can compare with your return and can ask you to explain the discrepancy.

Electricity supplier information

Electricity retailers report the account holder, the property and its annual consumption through Form 159. The cadastral reference links that information to the same flat. An account in someone else's name may justify an enquiry, but does not by itself prove a rental exists: the owner may be letting that person use the property free of charge.

Platforms that facilitate rentals

Platforms subject to DAC7 reporting obligations supply landlord and property details and amounts paid; they also report rental days where known. This is different from a website that only displays adverts: an advertising-only service does not incur that reporting obligation simply by listing a flat.

The tenancy agreement and payment records

During an enquiry, the tax authority can ask you for the tenancy agreement and rental payment records, and request information from the tenant or banks under the relevant legal procedure. It can then compare, for example, the tenant's monthly payments with the income you declared. Accepting cash does not remove the duty to report the rent.

These comparisons may uncover a discrepancy and lead to an enquiry. Before assessing tax or imposing a penalty, the authority must establish the facts and follow the applicable procedure.

Tenant tax credit and landlord identification · Form 159 · Platform reporting · Advertising-only websites · Information requests

02 · Before submitting anything

Voluntary correction or an existing tax enquiry?

Two situations with different consequences

Situation

What to check

No prior formal actionYou correct the return late and additional tax is payable.

The late-filing surcharge under article 27 may apply instead of the penalty for that underpayment, provided its conditions are met.

The authority has already actedYou have received a formal communication concerning the income.

Check its scope and response deadline. The example keeps personal and family allowances and tax credits unchanged. The €930 is additional tax before surcharges or interest; 31% does not apply to your entire salary or all the gross rent received.

If adding rent takes you into a higher band, only the amount above that threshold is taxed at the next rate. When correcting a different tax year, use that year's rates and rules rather than automatically applying the 2025 figures.

The tenant's tax credit is not landlord tax relief

Catalonia's main-home rental tax credit allows an eligible tenant to deduct part of the rent they pay from their tax bill. For 2025, the general scheme provides 10%, capped at €500 on an individual return, subject to personal and income conditions. This is not a discount on rent received by the landlord.

As a landlord, your personal tax credits must be reviewed in your own return. Adding omitted income may take you above the income limit for a credit you previously claimed. This is why the whole return must be recalculated, rather than simply multiplying rent by a percentage.

The residential letting reduction does affect the landlord

This national rule also applies in Catalonia. It allows qualifying main-home rental profit to be only partly taxable. For example, €6,000 of net rental profit with an applicable 50% reduction adds €3,000 to the IRPF calculation.

For the 2025 tax year, the general reduction is 50% for agreements made from 26 May 2023; earlier agreements retain 60%. Higher rates apply in certain cases with specific conditions, explained in our guide to rental expenses and reductions. Seasonal lets do not qualify for this reduction.

When you correct the return matters: the qualifying profit must have been calculated in a self-assessment filed before a data-verification, limited-check or inspection procedure covering that rent begins. The omitted portion assessed by the tax authority in that procedure does not qualify for the reduction, even if you acknowledge it during the enquiry.

The INCASÒL deposit is a separate obligation

For a main-home tenancy in Catalonia, the landlord must lodge the statutory deposit —one month's rent— with INCASÒL within two months of signing the agreement. If you did not do this, review the deposit separately: correcting IRPF does not resolve the missing deposit, and lodging the deposit does not report your rental income to the tax authority.

Catalan rates · National rates · Regional tax residence · Catalan rental tax credit · Residential letting reduction · Tenancy deposit

Common questions
<details>
Must I report rent received in cash?

The payment method does not remove the obligation to include taxable rental income.
