03 · Sources and methodology

What these figures tell us

A useful comparison starts with understanding what each figure measures. Check the dates, historical data and notes accompanying each indicator.

Are these asking prices or recorded sale prices?

They are averages of recorded transactions, from notarial statistics published by the City Council. They measure a different market from the asking prices in property advertisements.

What do the provisional 2026 figures mean?

They cover published transactions from an incomplete year. The source used here does not specify a cut-off month. Figures may change as new transactions are added and are not compared with a full-year total.

Why can prices differ so much between neighbourhoods?

Homes sold differ in size, location, condition and type. A change in the average may reflect a different mix of transactions. It does not mean every property rose or fell in value by the same proportion.

How are the four neighbourhoods compared?

The table separates the latest provisional year from the latest complete year available for all four neighbourhoods. Each column identifies its period. The Ciutat Vella price comes directly from the district’s official series.

Does the chart always show ten years?

It shows the ten most recent complete years available. When a newly validated complete year is added, the oldest drops out. Provisional figures are shown separately from completed years.

How can I find out what my apartment is worth?

The average price per square metre provides context, but a valuation requires the street, floor area, floor level, lift, light, condition and suitable comparable homes.

Is El Born a fifth neighbourhood in Ciutat Vella?

No. El Born is part of Sant Pere, Santa Caterina i la Ribera. The map and data follow the four official neighbourhoods; the La Ribera study includes El Born without assigning separate figures to it.
