We rent out your flat in Barcelona

We review the documents and applicable rent, prepare the listing, handle enquiries and viewings, assess applicants and take care of the agreement and signing. We also coordinate the key handover and lodging of the deposit. If you would like us to handle the day-to-day work after signing, you can add our full property management service.

For residential lettings, our fee for marketing the property and arranging the tenancy is one month’s rent plus VAT, paid by the landlord. This is PUNTO HABITAT’s fee. Ongoing management and rent default insurance are quoted according to the services you choose. Ask us about paying in instalments.

Before advertising your flat, we review the previous tenancy agreement, any legally applicable rent updates, the national rent reference report and whether the owner is classified as a large landlord. These documents allow us to determine the limit that applies to the property. Where several limits apply, all of them must be respected.

Your identification, the title deed or Land Registry extract, the habitability certificate and the energy performance certificate. We also review the documents from the previous tenancy, the information needed to establish the applicable rent and the certificate confirming the presence or absence of visible asbestos. We explain what is missing and what needs renewing.

We review documented income, employment or self-employment and the ability to afford the rent. If you are taking out rent default insurance, we also arrange the insurer’s assessment. Selection is based on documentation and objective financial criteria.

Insurance is an additional service. We explain the options, cost and terms so that you understand the number of rent payments covered, the requirements, exclusions and policy time limits. Taking out a policy is subject to the insurer’s acceptance.

If you have our full property management service, we follow up on unpaid rent and coordinate the necessary steps. Where you have taken out a policy through us, we notify the insurer in accordance with its terms. Cover and payments depend on the policy conditions.

Yes. We can find a tenant and arrange the tenancy. You can then manage the relationship with the tenant yourself or choose our full property management service, which includes monitoring rent payments, handling communications and dealing with reported issues.

You can ask us to manage your existing tenancy. We review the agreement, documents and current situation to organise the handover of management.

Yes, where the stay meets a genuine, documented temporary need. We review the reason for the stay, the documents and the terms of the agreement. In Barcelona, rent limits also apply to temporary rentals for work, study or other housing needs.
