Understanding the figures

Municipal statistics, residential transactions and comparable periods. These figures describe recorded market activity, rather than predict the sale of an individual home.

Are these listings or completed transactions?

These are recorded residential transactions from municipal statistics based on notarial records. They are not property portal listings or the number of homes currently for sale.

Why can provisional figures change?

The source adds new transactions and may revise published periods. This study uses the latest available validated dataset and keeps the provisional label until the source supports treating the year as complete.

Why does the chart omit some years?

Only verified complete years are compared. Incomplete years and missing figures are excluded, not estimated or filled in. The window moves forward when a new complete year becomes available.

Should all neighbourhoods add up exactly?

The city total comes directly from the source. Geographic breakdowns depend on the locations assigned to transactions and on publicly available figures; totals are not reconstructed from suppressed data.

Do more transactions mean my home will sell faster?

Not necessarily. Volume also depends on the size and housing stock of each area. A selling strategy needs to consider price, condition, the home’s features and comparable properties on the market.

Thinking of selling your Barcelona home?

Transaction figures help explain activity in your area. To value your home, we also assess its condition, natural light, floor level, terrace and comparable properties.
