What these figures tell us

A useful comparison starts with understanding what each figure measures. Check the dates, historical data and notes accompanying each indicator.

Are these asking prices or recorded sale prices?

The market section uses averages of recorded transactions from notarial statistics published by Barcelona City Council. These differ from the asking prices advertised on property portals.

Why are provisional figures shown separately?

A figure for an incomplete year may change as further transactions are added. Trends and neighbourhood comparisons use complete years; the latest provisional figure is presented separately.

How are neighbourhoods compared?

The map selects the latest complete year available for all six neighbourhoods, so prices refer to the same period. The district price is taken from its own official series, rather than a simple average of neighbourhood prices.

Does the average floor area cover every flat?

The floor area in this study refers to homes sold during the stated period. It does not describe the average area of all existing homes in the Eixample.

Can I value my flat using the price per m²?

A district or neighbourhood average provides general context. An individual valuation needs to consider the precise location, floor area, floor level, lift, natural light, condition and building characteristics, together with suitable comparable properties.

How are these figures updated?

This page uses the same data source as the neighbourhood studies. When the system incorporates a new validated City Council release, the figures and historical data are displayed with their relevant period. The date you visit this page does not change the reference year of the data.
