How much does an estate agent charge to sell a flat in Barcelona?
What agency fees cover, what to check and how to choose a service that supports you throughout the sale.

What determines agency fees?
There is no single commission rate for selling a flat in Barcelona. Fees are agreed with the agency and may be expressed as a percentage of the price or as a fixed amount.
Two proposals may have different prices because they concern different properties or cover different work. To assess them, you need to understand the cost, the scope of the service and the terms of the agreement.
These are the three things to check when reviewing a fee proposal:

Your property
Its value, features and the circumstances of the sale help shape the proposal. If fees are charged as a percentage, the sale price determines the final amount.

The work included
Check whether the agency only prepares the listing or also conducts viewings, negotiates offers and helps with the paperwork through to signing.

The terms
Check how long the agreement lasts, whether it is exclusive, when fees are payable and what happens if the property does not sell.

02 · Making an informed choice
Before comparing prices, compare what they include.
You will find agencies offering a face-to-face service, online agencies and models that combine both. The way an agency deals with you does not, on its own, tell you what its service includes. That is what you should check in each proposal.
Some offers focus on advertising the property and handling enquiries; others add viewings, negotiation and support through to signing. An entry-level fee may cover only part of the process: check which tasks the agency handles and which you will need to do yourself.

01. What does the quoted fee include?
Ask for a written list: valuation, photos, advertising, viewings, negotiation and preparation for signing. This will make the scope of the service clear.

02. What would I need to do myself?
Clarify who answers enquiries, shows the flat and gathers the documents. If any tasks fall to you, consider the time and availability you will need.

03. Are there any additional services or costs?
Check whether viewings, certificates or extra promotion are charged separately. Ask for the price of any extras you need so you know the total before signing up.

04. When are the fees payable?
Ask whether there are any upfront payments, what triggers payment and what happens if the property does not sell. A fixed fee or a percentage rate does not, on its own, answer these questions.
In Catalonia, the agency agreement must set out the agent’s remuneration and the payment terms. See Article 55 of the Right to Housing Act.

How much does PUNTO HABITAT charge to sell my flat?
We prepare a proposal after getting to know your property and the details of the transaction. Before marketing begins, we explain the fees, the services included and the terms of the agency agreement, with the amount and VAT clearly shown.
Who will show my property to buyers?
Our team handles enquiries, organises viewings and conducts them. We agree availability with you to arrange access to the flat.
What happens if the property does not sell?
If the sale does not go ahead, PUNTO HABITAT does not charge agency fees. If the sale stalls, we review the price, presentation and marketing strategy with you to decide the next steps.
Do you include the habitability and energy certificates?
If they have expired, we include their renewal at no cost when you sell your flat with us. We also review the property’s documents and help you identify anything missing so we can prepare the sale.
What does selling “without commission” mean?
Check how each offer is worded: it may refer to a fixed fee rather than a percentage, and does not necessarily mean the service is free. Ask for the total cost, the services included and the payment terms before signing up.
Who pays the agency fees in a property sale?
It depends on the services contracted and the agreements signed. The proposal should make clear who is being billed and which service is being provided.
Do the fees cover all the costs of selling?
Agency fees cover the property agency service. The sale may involve other costs and taxes payable by the owner, depending on their circumstances and the property. We help you identify them so you can plan your budget.
