The reason for the stay
When the tenant needs a home for a specific period for work, study, medical treatment or another justified temporary reason. Before signing, we check the documents supporting the reason for their stay and its duration.
A project or assignment whose duration is supported by documentation from the employer.
A master’s degree, course or study programme with enrolment documents and dates that justify the stay.
A stay to receive medical care for a period that can be supported by documentation.
For example, while work is being carried out on the tenant’s main home, with documents supporting the reason and duration.
Writing ‘11 months’ in the contract does not, by itself, make a tenancy temporary.
How we prepare your rental
We review the previous tenancy, the rent limit and the property’s documents. We prepare the photographs, listing and inventory of furniture and appliances.
We handle enquiries and arrange viewings. We check the prospective tenant’s ability to pay and the documents supporting their temporary housing need before the tenancy is agreed.
We prepare the contract and photographic inventory, coordinate signing and the deposit with INCASÒL, welcome the tenant and explain how everything in the property works.
Temporary rentals in Barcelona and Catalonia
Temporary rentals are also regulated. We review both Catalan and national legislation applicable on the date of each contract.
Rent limits in Barcelona also apply to temporary rentals for work, study or other housing needs. We review the previous contract and check when the national rent reference system applies.
The temporary reason must be stated in the contract and supported by documents. The term, renewals and consecutive contracts must meet the legal requirements.
We check the deposit, additional security, expenses, fees and departure terms. A temporary tenancy does not allow these to be agreed freely outside the law.
Royal Decree-Law 29/2026 introduces changes to duration, early termination, guarantees and repairs. It is awaiting parliamentary ratification; measures that have entered into force apply while it remains in force.
During the tenancy and when it ends
We handle communications with the tenant and take care of tenancy follow-up, reported issues and the move-out process.
We take care of the tenancy documents and communications with the tenant.
We receive the report and establish who is responsible for the repair. If it is the landlord’s responsibility, we first submit it to their home insurer. If it is not covered, we contact the landlord and provide several quotes.
We compare the property’s condition with the inventory, record the key handover and handle the deposit settlement, distinguishing damage from fair wear and tear.
Services and fees
Before we start, we set out the marketing and management services, our fees and the applicable taxes.
For new contracts subject to the current regulations, property agency and contract preparation fees cannot be passed on to the tenant.

The questions to resolve before putting your property on the rental market.
We prepare the property for marketing, handle enquiries and viewings, check the tenant’s ability to pay and the temporary reason for the stay, and take care of the contract, inventory and key handover. During the stay, we handle communications and reported issues; at move-out, we check the property’s condition and the deposit settlement. Our proposal sets out all the services.
No. Its duration must match the documented temporary reason. For new contracts subject to Royal Decree-Law 29/2026, the general rule is a term of more than 31 days and up to 12 months, with the specified exceptions where the reason continues. Renewals and consecutive contracts are also subject to limits. Read our explanation of temporary rental rules (in Spanish).
Not for rentals for work, study or other temporary housing needs that are subject to Barcelona’s limits. To calculate the rent, we review the previous tenancy, any legally permitted adjustments, the landlord’s status and the application of the national reference system. Where several limits apply, all must be respected.
Your identification, the title deed or Land Registry extract, the habitability certificate and the energy performance certificate, together with the previous contract and proof of rent if the property has been let before. We also review any other certificates and registrations required for the property and its marketing. We tell you what is missing and prepare the inventory.
We review the applicant’s income and ability to pay. We also request documents supporting the reason and duration of the stay, such as enrolment documents or an employer’s assignment letter. The temporary purpose must be stated in the contract and supported by documents; the tenant’s declaration alone is not enough.
For new contracts subject to the current regulations, property agency and contract preparation fees are payable by the landlord and cannot be passed on to the tenant. Before you engage us, we provide a proposal setting out the services, fees and applicable taxes.
We do, through our management service. We establish who is responsible for each repair and, if it is the landlord’s responsibility, submit it to their home insurer first. If it is not covered, we contact the landlord and provide several quotes to arrange the repair.
We compare its condition with the photographic inventory and record the key handover and any issues. When settling the deposit, we distinguish damage attributable to the tenant from fair wear and tear. Any deductions must be justified.
For a properly documented temporary tenancy, the end of the contract depends on its duration, the reason for the stay and the applicable rules. Before it expires, we review these points and the notices required. If the temporary reason is not justified, the rental may be treated as a main-residence tenancy; agreeing a departure date is not enough.
Catalan legislation on temporary rentals must still be examined separately: repealing a national rule does not remove it. The effects of contracts and actions taken while the decree was in force will also need to be reviewed. You should not assume that a signed contract changes automatically. We track the changes and their effects in our guide (in Spanish).
